Why Zillow Estimates and Automated Home Value Reports Are Actually Garbage
Does that headline seem a little harsh to you? Are Zillow Zestimates and other Automated Home Value Estimates really GARBAGE? In a word: YES. If you're like many homeowners - whether or not you're planning on selling soon - you likely peek online every now and then at what your "Zestimate" is. Or submit a form on a real estate website to see what your home value is. If you've done that before, how accurate were the results? Do you even know? The Problem with Zestimates and Automated Home Value Reports Zillow uses a proprietary formula to determine their "Zestimate", or estimated value of the home. And by "proprietary", we mean: they don't really tell you how. This is the same for most other online automated home value tools as well. In general, these tools estimate the value of a property based on public records, such as number of beds and baths, the square footage of the home, whether it's one story or two, and so on. These sites also use information based on what the home sold for the last time it was on the market, as well as what other homes nearby have sold for. The problem is - and this is a BIG problem - Zillow’s algorithm and automated tools simply cannot consider all the unique characteristics of a home, neighborhood dynamics, upgrades, current events and trends, or other factors that can dramatically impact home values. Who Cares if Estimates Are Off a Little? We can hear you asking now: what's the big deal if the estimates are off a little? As long as you can get a general idea of what your home value is, then that's good enough, right? Perhaps so, if you are just checking in for the fun of it. But if you're actually preparing to sell your home soon, then an accurate home value estimate is crucial. We've seen auto-generated home values miss the mark by $50K-$100K, above and below the estimate! If you're thinking of selling and your home estimate is extremely LOW, then this might deter you from selling, costing you thousands or ten of thousands of dollars. If your home value is extremely HIGH, you could go into the selling process with unrealistic expectations, and price your home too high only to have it sit on the market for months, leaving you feeling defeated and unsure what to do next. You may even see some price reductions if a house hasn't sold quickly after its listed. #4: Less Buyers at Open Houses You'll likely notice if you go to open houses that there's a lot less people perusing around the homes, which could signal less demand and an opportunity for you to get your offer accepted. #5: The Holidays In general, people are already in holiday mode by the time October rolls around. I know we are... Halloween! People are planning festivities and travel for the next three months, and many don't want that extra stress of moving during the holiday with so many other things going on. (emphasis added) Let's take a look at what this means and how it works. How To Use Your Texas Home Equity to Avoid Foreclosure Before you pursue any complicated methods for avoiding foreclosure in Texas, it’s worth seeing if you have enough equity in your home to sell it and protect your investment. A quick home value report will give you a general idea of how much equity you might have. Put simply, equity is the difference between what you owe on your home and its current market value. In today’s Texas real estate market, many homeowners have way more equity in their homes than they think. Over the last year, buyer demand has been high, but housing supply has been low. That’s led to a BIG increase in home values. Because when prices rise, so does the amount of equity you have in your house. On average, homeowners gained $33,400 in equity over the last 12 months (source: CoreLogic). See the map below: Keep in mind, if you live in the Austin area or near one of the major metro areas in Texas, your home equity may be much higher than the map shows. So, what does that mean for you? Over the past year, chances are your home’s value (and therefore your equity) has risen dramatically. If you’ve been in your home for a while, the mortgage payments you’ve made over time chipped away at the balance of your loan. If your home’s current value is higher than what you still owe on your loan, you may be able to use that increase to your advantage. Once you are caught up, the defaulted mortgage will receive a clean slate, and you will continue to make regular monthly mortgage payments. 2) Loan Modification Investopedia describes loan modification this way: Loan modification is a change made to the terms of an existing loan by a lender. It may involve a reduction in the interest rate, an extension of the length of time for repayment, a different type of loan, or any combination of the three. Most experts recommend that you reach out to an attorney or a settlement company to assist with your loan modification negotiations. 3) Opt for a Short Sale In a short sale, you sell your home for less than the balance remaining on your mortgage. You should call your mortgage servicer to explain your situation and ask if this is an option. If they agree to a short sale, you can sell your home and pay off the necessary amount with the profit from the sale. Even though Austin is a pretty big sized city with close to 3 million people in the surrounding area, it still feels like a small town. There's a few reasons for that. One of the biggest reasons is I think people here in Austin try to keep most things local. A lot of the local things prosper here in Austin. I think another reason why it feels like a small town is because there's really no professional sports teams here. So everybody cheers on the University of Texas Longhorns. Another reason it still feels like a small town is because wherever you live, you know, you're pretty much about 30 or 45 minutes away from everything in Austin. I love that the city does not feel overwhelming. 2. Austin Has Great Jobs A lot of people are calling Austin "Silicon Valley 2.0"... a lot of jobs are coming here, many of them in the technology niche. There's companies like Dell, eBay, Facebook, Amazon Tesla, IBM, Google national instruments, Oracle, PayPal, just to name a few. Now what's even more amazing is that there's more companies coming into town all the time. We have made some good friends that have come here to Austin because of the job, with the most recent being of the Hollywood variety (Netflix and HBO). 3. Especially since we have two puppies in our household right now, one of them is our Havanese, Hero. And the other one is our daughter's Shitzu, Ripley. A lot of the restaurants in Austin have outdoor patios where they allow dogs. A lot of times they'll even have water bowls and treats for puppies. There's a lot of parks and trails where you can take your dogs. I definitely see more flexibility here in Austin and surrounding areas for dogs as compared to other cities that we've lived in or visited. 4. Austin Has Great Weather We love Austin's weather! I know there's people that say they hate the heat, but I actually love it. Yes, there have been some years where the heat in the summer for maybe a month or two got to a hundred degrees, but it wasn't unbearable. We've lived in Utah where the heat - being up in the mountains - you're up there and it feels like the sun is just hitting, burning your skin. Even when it's just 85-90. And here you don't feel that. I don't know. I love the warm weather. I love that we have so many sunny days where it allows us to be outside a lot more throughout the year! And with the exception of "Snovid" in February 2021, there's almost never snow. I love that I don't have to drive in the snow here for sure. 5. Austin Has the Friendliest People photo credit: Austin Beerworks That's been one of the BEST things about living here in Austin. We made some very good friends and there are a lot of amazing people here. It's not uncommon that you go to a bar and make a one or two new friends by the time you leave. I don't know what it is about Austin. Maybe it's that small town feel or the lovely weather we spoke about, or maybe that you have your companion on your side and your little puppy. I don't know what it is, but people are just friendly. And it's not only our opinions. We've heard this from a lot of people, and Austin is often ranked as one of the friendliest cities in the nation. 6. Austin is Great for Outdoor Living You can go to downtown Austin and get a paddle board on Lady Bird Lake (that's what the locals call the part of the Colorado river that runs through the city). If you're a boat lover, we have lake Travis as well as tons of smaller lakes like lake Georgetown. And there's just so many things around here, not just here in Austin, but so near to Austin that you can go use your boat. There are tons of parks around town that you could go on hikes, running or biking. There's a lot of people that like to do dirt bikes, go ziplining, horseback riding, and so much more! There's an infinite amount of activities to do here in Austin. You just have to get out and do them! 7. Austin food trucks have some of the best food you'll ever taste, not to mention a community vibe like no other. And if you have special dietary restrictions, you're still going to love Austin because there's always gluten-free options or vegan options. And they go out of the way to make sure that they can prepare a dish just for you. Austin is definitely a big melting pot. So there's a lot of different tastes that you can get here in Austin. Austin is the Live Music Capital of the World Austin is known as the "live music capital of the world". There are so many great places to go to here and catch some live music... So, what is a Sellers’ Market, anyway? Put simply, the definition of a sellers’ market is when there are not enough homes for sale to meet the demand of the number of people who want to buy. Yep, it’s the old economic principle of Supply and Demand going to work in the housing market. If you’re a BUYER in a Sellers’ Market, you can typically expect to pay a premium for your new home. On the other hand, if you’re a SELLER in a Sellers’ Market, you are at a big advantage, and can typically get top dollar for your home if you have the right agent to help ensure this happens. Hence the term, “Sellers’ Market”, because the seller has the upper hand in the negotiations. But when Elon Musk says something like this, people across the country take notice… and start reacting accordingly. Some start talking, and others start moving.
